FAQ – Bathroom/Laundry Renovations

  • How long does a bathroom/laundry renovation take?

A typical bathroom renovation usually takes 3-5 weeks from demolition to fit out.

Note though that some shower screens can take 10-14 days to order and install from completion of the tiling work. This may push the time frame out a bit.

  • How much does a renovation cost?

Well – it’s a bit like asking how long is a piece of string? No bathroom is the same. See the answer to the question below to get an idea of what may contribute to the cost. Rest assured though, we provide detailed quotes and are happy to go through the possibilities with you to match your requirements with your budget to get the best outcome.

  • What affects the cost of my bathroom renovation?

Lots of factors CAN affect the cost of your renovation. Typically, some of the more significant ones are:

    • Removing or adding walls
    • Removing asbestos
    • Relocating plumbing or drainage, especially in concrete
    • Changing doors, including the installation of cavity sliders
    • Replacing or adding windows
    • Under-floor heating

Other factors to consider are your choice of tile, bathroom ware and even the way your tiles are laid – the more cutting required, the more expensive the tiling will be.

  • Do I need to source my own bathroom ware?

It’s up to you…. If you don’t have the time to shop around, we are more than happy to help you out. Or, if you would prefer to utilise online or out of area retailers for your bathroom ware, that’s fine too. Given that we have limited options in a regional area, it can sometimes be cheaper to source items online.

  • When do I need to have my bathroom ware items by?

We prefer to have all your chosen items on site on the first day of your renovation. If we have arranged your bathroom ware for you, or you have organised it through a local supplier, we will arrange delivery for you. If you’re sourcing bathroom ware out of area or online, make sure it can be delivered on time or it may cause delays in completing your renovation. If it’s not possible to have all the items on site on the first day, the specifications sheet for most items will suffice.

  • Are you fully licensed & insured?

Yes, we are fully licensed and insured, including all trades licenses, public liability insurance & Home Builders Compensation Fund insurance (which is compulsory for any works over $20,000). We often hear of people that have engaged a tiler to undertake their bathroom renovation, only for there to be issues down the track and they never hear from the tradesperson again. 9 times out of 10 a tiler is only licensed to complete waterproofing & tiling works and is not licensed to carry out renovation works (a renovator’s license is a separate license). Don’t make the same mistake, ensure you engage a fully licensed & insured company like L.L Projects.

FAQ – Polished Concrete

  • Why Choose a polished concrete floor?

Polished concrete floors have gained popularity because they are cost effective, durable, scratch resistant, low maintenance & easy to clean.

  • Can an old slab be polished?

Yes, in most cases an old slab can be polished. However, as the slab was not poured with the intention of being polished we are unable to completely guarantee the outcome. It’s recommended a ‘test patch’ be done first.

  • Are there any areas of a house that shouldn’t be polished?

We generally don’t recommend polished concrete in showers or bathrooms as they are constantly wet and the sealer wears too quickly.

  • I’m building a new home and am considering polished concrete, what now?

For the best result, speak with your builder and either they or you should contact us prior to your slab being poured to ensure it is poured within the specifications for polished concrete.

  • When is the best time in a house build to polish a concrete floor?

We prefer to polish the concrete just after the slab has been poured, prior to frames going up in order to grind right to the edge of the slab. However, it is then considered a finished floor and it is imperative that you or your builder protect it appropriately throughout the entire build.

We recommend using the Honcho Commercial System or Ram Board, ensuring that no tape or adhesive is used on the floor and that protective flooring does not get wet or damp. Never cover with plastic, as it causes the concrete to sweat.

Additionally, if the slab is unable to be polished just after it’s poured it can be completed at any stage of the build. We will recommend it’s protected like a finished floor.

  • What type of polished concrete floors do you offer?

We offer Superfloor polished concrete, burnished concrete and Grind & Seal.

    • Superfloor polished concrete is high gloss polished concrete, exposing stone/aggregate to your desired look. The most commonly asked for look is ‘salt & pepper’ exposure.
    • Burnished Concrete is basically a clean and seal, and while it is the cheapest option it does not have the durability of polished concrete & is very heavily reliant on the skill of the concreter. A normal concrete slab can not be burnished. It needs to have been properly poured and prepared by an experienced concreter.
    • Grind & Seal is a popular finish for outdoor areas as it can be completed to produce a non-slip finish
